When you select different layouts Artisteer will switch on and off different elements.
So of you are using a fluid layout different options are made available, switch the layout and they change again.

It's ridiculous. I've noticed that if I remove, say a border from a side block then come back to it at a later date and decide to put a border in, the option is no longer available. What is the point of a fully customisable template creator if it is not fully customisable?
Sorry but as you can probably tell, I'm pretty annoyed at this

You should be able add the deleted/removed things back, reporting it to Artisteer support ,may be very helpful: http://www.artisteer.com/?p=support

I am having this same problem. It is not an issue of irrelevant options being grayed out because of other design choices ... it is using/creating templates with certain design features , even deploying them live (as with my site http://tomwilkowske.com) then finding them grayed out or non-existent when returning to the template for revisions. (I know, those shadows around the sheet and menu are over the top ... see what I mean???)
I have submitted a bug report and will report back here.
